This change of use of an existing shop with flats above to a single house of multiple occupancy (HMO, provides much needed life to a property that had previously stood empty for over 10 years.

Our client was willing to invest a significant amount of time and money in rejuvenating the building and providing much needed housing stock for low income individuals who would otherwise struggle to afford a private rented property. Given the building’s central location and excellent transport links it was perfectly situated for such a change of use.

This project wasn't straightforward and required coordinating input from several specialist consultants, including a full flood risk assessment. After numerous objections from both local residents & the local Town Council the application was called to committee. However, we worked together with the Local Authority to overcome any concerns and secure full planning permission for the change of use.

We also provided the client with full construction drawings, obtained building regulations approval and helped our client obtain a HMO licence for the property.

Our client, an experienced general builder carried out the vast majority of works himself and has done a fantastic job.
