This new dwelling which will replace an existing barn and previously approved Class Q prior approval scheme on the same site, utilising the previous Class Q prior approval for the conversion of the existing barn, as a lever to achieve a new dwelling on the site.

The proposed dwelling seeks to provide betterment on the approved Class Q dwelling, both aesthetically and environmentally.

 

Whilst new dwellings in the open countryside are generally contrary to planning policy and can be somewhat difficult to achieve, this scheme will form part of a 'fall-back' application following the recent grant of Class Q prior approval for the conversion of an existing barn to a substantial single home. 

The proposed dwelling will utilise the topography of the existing site and will be built into the steeply sloping site to retain heat and provide a thermal bank, which coupled with the use of other renewable energy sources such as ground source heat pumps, roof mounted solar panels and rainwater harvesting will provide a home that is totalling 'off-grid' and positively contributes to the site and wider landscape in the off-setting of carbon. 

Locally sourced, natural materials will be used in the construction which will include slate, timber, stone and render with the structure being constructed from ICF (Insulated Concrete Formwork) which provides high levels of thermal efficiency and air tightness.

The proposals also include a new and improved access track.
