Our clients approached us having recently obtained Class Q prior approval for the conversion of a barn on their family farm. The proposed new dwelling in the Devonshire countryside will replace the extant Class Q prior approval as part of a 'fall-back' application.
The proposals seek to demolish the existing barn and build a purpose built family home for the future with sustainable materials & technologies that would have been impossible to utilise within the existing building. With sustainability at the core of this project, any new stonework will be quarried from the family farm, existing materials from the barn will be utilised elsewhere on the site as part of the external landscaping works whilst new biodiversity features will be included to ensure a carbon negative development.
There are a number of benefits to a 'fall-back' application which include the possibility of carrying out some works which would not be allowed under the strict guidelines of Class Q; the opportunity to slightly increase the proposed floor area and height of the proposed dwelling within reason; the potential to relocate the dwelling elsewhere on the site; increased residential curtilage and, 3 years to make a start on the development as opposed to the 3 year completion requirement under Class Q.
