We really are delighted with this one; planning permission has been granted for this infill new dwelling on a vacant piece of land in Torquay, Devon. 

This one is that little bit more satisfying to get over the line due to the planning history of the site. Firstly in 2015 an application for a pair of semi-detached bungalows was refused, then in 2017 an application for a 4 bedroom detached bungalow with basement parking was refused for similar reasons. 

Then our client approached us last year to see if we felt there was scope to overcome the historical reasons for refusal (which we did) and we prepared an initial proposal for a 3 bedroom detached dormer bungalow which sought to reduce the massing and footprint of the proposed dwelling. While this initial application overcame a number of the historical reasons for refusal, it was refused for a number of reasons which included proximity to a junction and no provision for entering and existing the driveway in forward facing gear, as well as concerns regarding overlooking from the rear Juliet balcony (to frame the sea views at the rear).

We advised our client on how we thought the various reasons for refusal could be overcome and with a number of somewhat minor amendments the subsequent application was approved with no concerns raised. 

A successful outcome for all involved and another example that persistence pays off and not to admit defeat at the first hurdle.
