The proposed dwelling sits just a stones throw outside the defined settlement boundary, whilst still benefitting from access to the local amenities of the settlement.

The design will incorporate sustainable principles and utilise locally sourced materials.
Heating will be provided via an air-source heat pump, complimented by high grade thermal insulation and thermally efficient doors and windows. Thus, reducing energy demand and building resilience to the effects of future climate change into the design. Energy demand will be further reduced by the installation of roof-mounted photo-voltaic panels and an energy storage system.

Rainwater harvesting and grey waste recycling will be incorporated into the design to minimise household demand on the local water supply network.  Excess rainwater runoff will be directed into a sustainable drainage system. Foul water will be dealt with on-site by a package treatment plant. Therefore, the development will have no impact on the mains sewer network, and will not increase flood risk.
