APPEAL SUCCESS FOR REPLACEMENT DWELLING IN TEIGNBRIDGE!

We’re delighted to share that planning permission has been GRANTED following a successful planning appeal for this contemporary replacement dwelling in the Teignbridge countryside!

The original planning application was refused by Teignbridge District Council, with concerns raised over the proposed building’s contemporary design, roof forms, glazing and choice of materials, and whether these would complement the character of the surrounding rural landscape.

However, following an appeal to the Planning Inspectorate, the Inspector reached a different conclusion, stating:

“Of high quality design and use of appropriate materials, the dwelling would conserve and enhance the scenic qualities of the ‘Undeveloped Coast’ and the immediate countryside setting.”

👏 A fantastic outcome and a real endorsement of the design approach!

The existing dwelling, constructed within a former agricultural building, offers limited architectural appeal and falls short of modern standards of comfort and efficiency.

Our proposals seek to transform the site with a carefully considered contemporary home that:

✅ Provides significantly improved living accommodation and a greater internal floor area.

✅ Reduces both the overall building footprint and volume compared with the existing structure.

✅ Incorporates sustainable technologies and modern energy-efficient design principles.

✅ Combines natural stone, timber cladding and contemporary detailing to complement the rural landscape.

✅ Makes the most of the site’s beautiful countryside setting.

This decision demonstrates that high-quality contemporary architecture can sit comfortably within sensitive rural landscapes, respecting local character without simply replicating traditional building forms.

🤝 A special thank you to Lisa Rasch at Freedom Planning and Design for her invaluable input, expertise and support in getting this appeal over the line. Her contribution was instrumental in securing this positive outcome, and it’s a fantastic result for everyone involved!

We’re thrilled to have secured this result for our clients and look forward to seeing the project progress!
